Dress to Impress with On-trend Interior Design

We have found that a furnished property can achieve a 6% higher sale price than an empty property, based on some recent successes and it typically halves the length of time it takes to sell or let. But to show off a property in its best light, it is not enough just to place some furniture in it. When creating an interior look, the décor chosen above all needs to complement the property and suit the lifestyle of the potential resident. Generally we start with a neutral but sophisticated range of furniture that has wide appeal and then use accessories to style it and bring it to life.
Our in-house interior designer, Marie Matthews explains: “At this time of year, the trend is to use fresh, spring tones as accent colours such as bright greens, yellows and blues. A seasonal feel works well, so in the winter we might go for thicker, more textured materials in warmer colours. Funky geometric patterns are on trend for modern properties, where as for larger, family properties the look is more contemporary classic, which might be achieved by using dark wenge wood furniture.
The most important rooms to dress are the reception room and the master bedroom, so to give some wow factor in these spaces, it is nice to use statement pieces, for example a luxurious button-back padded bedframe in the master bedroom or a sumptuous corner sofa in the living area. Renting furniture is a way of having access to premium quality furniture, in the most up to date styles, and if there are certain non standard pieces required we can source those too – for example we recently installed a grand piano in a penthouse for that extra wow factor.”
Most people begin their property search on the internet, so having professional photos of a stylishly furnished home will attract much more initial interest and therefore more viewings. Once through the door, if a property is empty, people find it hard to imagine how that space would be used and properties can appear smaller when empty. Dressing the property allows the potential resident to imagine themselves living there much more easily, gives a better impression and usually results in a more speedy decision.
