‘To furnish or not to furnish?’ – advice for landlords

Landlords are often advised by letting agents that it is easier to find a tenant for a furnished property than an unfurnished one. However, contrary to popular belief, it may not be the best option for you to offer the property furnished. It is expensive to buy and maintain furniture and if the tenant doesn't want the property furnished, it is yet another cost to move and store that furniture.

Dress to Impress with On-trend Interior Design

We have found that a furnished property can achieve a 6% higher sale price than an empty property, based on some recent successes and it typically halves the length of time it takes to sell or let. But to show off a property in its best light, it is not enough just to place some furniture in it. By using a home staging company with a professional interior design team, you can be sure to make the maximum impact.

PRS - Increasing net yields - summary report

LANDLORDS IMPROVE YIELDS VIA FURNITURE RENTAL

Landlords stand to improve net yields significantly if they can reduce void periods by offering a furnished rental option. Reducing void periods by two weeks where half of the portfolio is furnished can improve yields by almost 3%. These are findings from new research commissioned by Roomservice by CORT, which analyses how offering a furniture rental service can improve the bottom line for build to rent developers and institutional landlords.

How rental services can improve assignee satisfaction & save companies money

How can companies improve assignee satisfaction AND save money? Iain Crichton, Business Development Consultant for ‘Roomservice by CORT’ - the UK's largest furniture rental company - cites below just one of the many situations where rental furniture can be a useful destination service that ticks both the above boxes.

As we hit our 30th birthday, we look at the rise of furniture rental over the last three decades

Karen Counterman, Director of Roomservice by CORT explains how furniture rental can not only save money, but has other benefits during the relocation process: “Renting furniture is a cost effective alternative to serviced accommodation, which for a longer assignment would certainly be a more expensive option. There are also obvious tax benefits for companies of renting rather than buying furniture because renting is tax deductible.

Make yourself at home!

Aside from saving money by not having to buy furniture, homeowners can also avoid potential storage costs by opting to rent furniture. Shorter term furniture packs for a tenancy of around 3 months are more expensive, with a one-bedroom package featuring a reception room, dining area and bedroom, typically costing £315 per month.* Most suppliers are happy to supply inexpensive solutions too. Graham Smith at Roomservice by CORT says, “Our basic fully equipped 12-month furniture package for a two-bedroom property is our Astor package at £199+VAT per month. It gets even cheaper for a three-year rental; just £100.50 per month + VAT, but we can cater for all budgets. “We offer a full ‘turn-key’ service. All of our furniture is delivered, installed and placed by a highly trained installation team who will make beds, put away crockery and housewares and leave the property clean and tidy. “
